Preparing Your Home for Sale
Before listing your home, we'll walk through it together and talk about where it's worth investing your time and money. Every seller receives a detailed room-by-room preparation guide with tailored, practical recommendations for decluttering and styling, built from hundreds of homes listed and thousands of homes shown.

STEP THREE
Marketing Your Home
We are passionate storytellers and master marketers. Once your home is ready, we'll coordinate professional photography, floor plans, and when appropriate, video. We also write a detailed listing description that highlights what makes your home unique and the features buyers care about.
Your listing is shared through the MLS, Compass, our agent network, and digital marketing channels so buyers searching in Chicago and the Western Suburbs can find it.
STEP FOUR
Listing Your Home
Compass offers several ways to bring your home to market, including Private Exclusives, Coming Soon listings, and a traditional public launch. Together, we’ll discuss which approach makes the most sense based on your goals, current market conditions, and the specifics of your home.
Once your listing is live, we’ll coordinate showings, open houses, and agent feedback so you have a clear understanding of buyer activity throughout the process.
STEP FIVE
Navigating Contract to Close
Once your home is under contract, we'll guide you through the remaining steps of the transaction. We coordinate inspections, attorney review, appraisal, buyer financing, and contract deadlines while communicating with your attorney, the buyer’s agent, lender, and everyone involved.

Beyond that, budget approximately 3 to 4.5 percent of the sale price for other closing costs, which typically include transfer taxes, a title insurance policy, attorney fees, and more. Your attorney can provide a net sheet to help you understand your take-home amount.

From there, we recommend a pricing strategy and explain exactly how we arrived at that recommendation so you can make an informed decision.

Buying and selling at the same time takes planning, but it's something we help clients navigate regularly. We typically recommend completing all of the preparation work for your current home before starting your search: decluttering, photography, and marketing materials. That way, if you find the right home, your listing is ready to go. If you need the proceeds from your sale to purchase your next home, we'll discuss whether a home sale contingency makes sense based on your situation and current market conditions.

A leaseback allows you to remain in your home after closing for up to 60 days. The buyer becomes the legal owner at closing but agrees to let you stay in the property for an agreed-upon period. Depending on the terms negotiated, you may pay a daily occupancy fee or stay rent-free. A leaseback can be a helpful solution when the timing of your sale and your next home don't line up perfectly.
