Buyers decide fast. Most of them are forming an opinion within seconds of walking through the door, and before that, within seconds of seeing the photos online. We give every seller a detailed preparation guide based on hundreds of listings and thousands of showings. It covers every room, with specific recommendations for what to address, what to leave alone, and where it is worth spending money before you list.

Every listing we take gets professional photography. Not a photographer with a wide-angle lens shooting in ten minutes. Careful, well-lit images that show your home accurately and well. Spring is the most active season for sellers, generally running from early February through late May. Many buyers have leases ending in summer, which drives activity during this window. That said, motivated buyers exist year-round and well-priced, well-prepared homes sell in any month. Your timing should be based on your situation, not just the calendar. We will give you an honest read on current conditions whenever you are ready to talk.

Your largest expense will be agent commissions. Beyond that, budget approximately 3 to 4.5 percent of the sale price for other closing costs, which typically include transfer taxes, a title insurance policy, and attorney fees. If you’re selling in Chicago, both Cook County and the City of Chicago charge transfer taxes, which sellers should account for. Your attorney can provide a net sheet so you know exactly what you are likely to walk away with before you accept any offer.

We build a Comparative Market Analysis using similar homes sold in your neighborhood over the past six months. That gives us a clear picture of market value. We provide a recommended price range and walk you through the reasoning. From there, the final decision is yours, guided by your goals and timeline.

We recommend completing all the preparation work for your listing first: decluttering, photos, and marketing. Then focus on finding your next home. When you go under contract on a new property, we can list your current home right away. If you need the proceeds from your sale to fund your purchase, we will walk you through the option of adding a home sale contingency to your offer, and whether that makes sense given current market conditions.

A leaseback allows you, as the seller, to stay in the property after closing for up to 60 days. The buyer takes ownership at closing but permits you to remain while you transition to your next home. The buyer covers their own mortgage, taxes, and insurance during this period. They may charge you a daily occupancy rate or offer a rent-free arrangement. It is negotiated as part of the sale and can be a useful option when your move-in timeline does not align perfectly with your closing date.
